Striking a balance between construction deadlines...
...and keeping a business functioning.
Last quarter we introduced you to our latest commercial project – the construction of the $2.5 million Glenworth Valley Multi-Function Centre at Calga. This quarter we thought we would share some of the challenges when working on a commercial site and how our experience with large commercial projects enables us to strike the right balance between meeting deadlines and ensuring a business can continue to operate safely, efficiently and profitably.
In the case of Glenworth Valley, the nature of the business is to provide horse riding and other adventure activities to visiting families, couples, groups and singles, meaning we not only have the safety and comfort of staff to consider, but also members of the public.
If you missed the overview of the project last quarter, below is a summary of what we are creating and the design and engineering team working with us to bring the centre to fruition.

|The Multi-function Centre:||Located in the picturesque Glenworth Valley, the function centre will provide an elegant venue for weddings, birthdays, conferences and other functions. The centre will include a restaurant with a fully functional commercial kitchen and cool room, in-house catering, private function room, covered terrace, a lift, service bar and an alfresco dining area.|
||Expression Cladding in a Sorrento profile has been used for the exterior of the new function centre. With its slim, symmetrical and gently tapering lines, the Sorrento profile suits just about any style of building from heritage to contemporary. In the case of the Glenworth Valley Multi-function Centre, the cladding has been applied horizontally to create a contemporary farmhouse look and feel. Stunning surrounding architectural elements of the structure include a crushed stone finish to the alfresco dining area and polished concrete flooring throughout.|

We acknowledge the importance of identifying problems quickly and proactively working to solve any issues early in order to deliver a high quality product while meeting deadlines. This is so important, especially in the commercial sector where down time equals loss of productivity.
Challenges/opportunities on this project have included:
Significant changes since the original concept/design, resulting in numerous meetings and negotiations with the designer, architect, engineer and client to make decisions on elements of the project – our extensive commercial construction experience has allowed us to think laterally to achieve the desired result.
Project planning, coordination and control being carefully managed to ensure that Glenworth Valley can continue to operate safely and profitably during construction. This is an essential requirement for any commercial construction project and an area that MudgeCorp is well versed in.
Value Engineering: We investigate all aspects of a project with the aim of maximising efficiency and cost effectiveness, aesthetics and function. Sometimes this takes ‘left of field’ thinking as was the case for the Multi-Function Centre at Calga. We identified a unique solution to turn the originally unused subfloor space into a storage room for ductwork, and plant and equipment, resulting in a more cost effective and efficient project that made use of an otherwise ‘useless’ space.
Highlight features of this project to date include:
- Construction of interchangeable amenities facilities to cater for function room access as well as access to the restrooms and showers from campers/lodgers
outside the centre's operating hours.
- Design and construction of a seamlessly integrated shop and booking office, all while the centre continued to cater for visiting guests.
- We are pleased to report that our clients are very satisfied with the progress to date and the way in which we have handled all challenges on this
project. At this stage we are on track to meet our target of completion in August.
