Your commercial property development design and construction checklist

Whether you are new to property development and commercial real estate or experienced it is important to be diligent in research, planning and being thorough for the optimum outcome. Our Essential Checklist makes it easy to understand the elements and processes involved.

While every construction project and development is unique, we have identified some key elements common to all commercial construction projects to help you understand what to expect.

What would you like to develop?

Consider the businesses you would lease/sell the property to. Consider their own demands for the property as you must be able to cater to that market by providing the right location, efficient property management etc.

Common types of commercial real estate are: office buildings/office parks, industrial and warehouse real estate, and retail centres. Within each category consider the standard developments for that type of commercial property that you choose to develop.

Set yourself a good plan

Careful planning before you jump into any type of property development is wise advice! As the saying goes "If you don't plan, you plan to fail".

Do research about the location you have plans to buy property. Ask the locals in the area about its accessibility. It's best to be aware of any problems there may be at the planning stage.

Having a builder involved from the beginning that can provide advice (a service we can offer) provides invaluable input at this stage before any of your plans are set.

Secure Finance

Now it's time to secure the financing to develop your commercial real estate. There are various forms of finance such as a business loan, investments by investment companies or private investors, or a combination of both.

Speak with your financial advisors and accountant for advice.

The Location / Zoning

Choose a location that is zoned for commercial development.

You can find out how a lot is zoned by checking with your city's Council zoning and planning division.

Don't forget to ensure the site can accommodate easy access for the traffic that will be attracted by your new development.

Research what other development and infrastructural plans exist for the area. Consider infrustructure developments and roads that may be beneficial to your commercial property. Also be aware that if you are needing to demolish existing commercial real estate on the site you plan to develop - will this have a negative impact on your development from locals?

Surveying Report

Have the land surveyed by a reputable surveyor who can tell you all of the geographic particulars of the location that affect construction, such as ground quality or existing structures below the topsoil.

It is critical that you choose a professional surveyor who can inspect the site from every angle and to the tiniest detail in order to report back with an accurate result.

Purchase your site

Once you are certain your chosen site is zoned for commercial development, the surveyors report allows for the type of construction you want to develop and you have the finance sorted... you can purchase!

Also secure any permits you need to develop commercial real estate. Depending on the location, this can include construction permits, parking permits, and waste removal permits.

Climate

How can your site facilitate ideal temperature conditions for optimal year-round internal comfort and lower energy consumption?

At the design phase it is really important to consider orientation for:
- Shading
- Insulation
- Position of windows, skylights etc.

Materials

Keep your options open...
Your project manager and architect would ideally have a broad knowledge of various materials, including sustainable and innovative options. That way you will not only be able you will also have the peace of mind knowing materials used will be both earth friendly and energy efficient.

Design phase budget

Work with your designer...

Design, Plans and Documentation:

Development Application Submission (DA)

At the end of the design phase you will need to apply for approval of your development with the local Council. Along with the plans, elevations etc. you will require:
- An Environmental Statement
- Supporting documents and reports (flood report; bush fire report; etc.)
- Water and sewage plan

Choosing a Builder

Your choice of builder is just as critical as the designer or architect you choose for your property development.

OUR TIP

At MudgeCorp we coordinate both the building works and the construction of your project. As your project manager we supervise and coordinate:
- trades
- product sourcing
- sub-contractors
- quantifying
- delivery of materials
In addition:
- provide quality assurance of the entire process
- are Master Builders Association (MBA) members
- we are trained in sustainability practices and
- are prepared to go that extra step to deliver 'best practice' outcomes.

Things to consider in choosing a builder

Application for Construction Certificate (CC)

You must obtain a CC once you have selected your builder and before you can commence construction.
Components for the CC application include:
- Water approval and any DA requirements (amendments to plans that have been specified in the DA)
- Builders Certificate and details
- Builders Licence and Home Warranty Insurance

Once approved the building can begin.

Builders Licence and Credetials

When selecting a builder, look for the 'Master Builders Association' (MBA) and/or the 'housing Industry Association' (HIA) membership logos.
